Product Description
Large Sawmill Operation For Sale
Located In East Texas in the Piney Woods, one of the densest forests in America, Custom Cut Lumber has been doubling its production every year for the past seven years
last year we cut about 7 million board feet. The potentials are still yet much higher than that. Our crew varies from 35 to 50 men, depending on the season, and in the event of sale, most of these men would want to continue working on site for the new owner.
We have developed into a number of niche markets that have served us well and the equipment here on the facility is equipped to produce a wide variety of products. One of the keys of our own success has been our diversified production. We have been able to shift production to supply different markets when the prices best served us. We cut for a variety of industrial applications: matt timbers, railroad ties, pallet material, dunnage, and a number of other products. We have built long term ongoing relationships with about 20 companies and hundreds of other individuals for whom we regularly cut orders. Our accounts receivable consistently receives payment from our customers over 33% faster than the national industrial average for our business type.
We receive logs from about 20 local logging operations and companies in the east Texas area
and the supply of pine, and mixed hardwoods including red and white oak, sweet gum, elm, ash, etc., is plenteous, along with regular and steady supplies of eastern aromatic red cedar, black walnut, hickory, etc.
The mill is equipped with in-ground scales to weigh log trucks and tractor trailers, and an office building. There are 5 primary cut stations, including one with an end-dogging scragg mill with parallel 56” circle saw blades, dual vertical edgers, and a down feed green chain with a 4-head trim saw, a Baker 4-head resaw, and vertical bandsaw for trimming down sidecuts into pallet material. A cant breakdown station is equipped with a 2-head Baker split saw, a 5-head Newman trim saw, a Baker 5-head resaw, a notcher for runners/stringers, and stacking racks and belts for cutting and stacking pallet deck boards and stringers, with accompanying dust collection systems. In addition to the end-dogging Scragg mill, there is another Scragg mill station where we process slabs and smaller logs. There are two Baker 3630E Bandmill's with accompanying chop saws that we use to cut mat timbers, beams, dimensional lumber, slabs, mantles, etc., up to 32’ long and up to 30” wide. We have firewood splitters and stacking facilities as well, and a loading ramp for our woodchip markets. We have two 6,000 BDFT wood-fired kilns, numerous drying sheds, a mechanic’s bay with locking cargo container for valuables. There are two rental houses on the property, presently occupied by rent-paying occupants.
There is a 30” Buss planer, a board edging station, two 48” chippers,
Our support equipment includes 4 skid steers, 2 front-end loaders, one equipped with a JCB grapple and the other with a bucket, a Caterpillar bulldozer, and 3 forklifts, 2 knuckle boom log loaders, and a whole-field of parts equipment, all the tools to run every station, and numerous items of support equipment (for example, there are four shipping container full of parts and tools). There are two very large buildings that house most of the equipment in the cut stations and a well-ordered yard.
Built before the great depression, over the decades the old sawdust has composted into tons of black, nutrient dense topsoil that we sell. A Retech Eliminator III trommel screen allows us to separate waste, soil, woodchips, etc. into valuable screened product.
This operation is presently running and producing material and consistently increasing, so a turnover for a new owner could be very turnkey.
